Notice is hereby given pursuant to the final judgment/order entered in the above noted case, that I will sell the following property situated in Pasco County, Florida, described as:
Tract 43 of Zephyrhills Colony Sub Division, per plat recorded in Plat Book 1, Page 55 and Plat Book 2, Page 1, said tract being located in Section 9, Township 26 South, Range 21 East, Pasco County, Florida. TOGETHER WITH an easement for ingress and egress over and across the North 16.41 feet of the South 1/2 of the West 204.77 feet of Tract 44 and the South 16.12 feet of the North 1/2 of the West 204.77 feet of Tract 44, Zephyrhills Colony Company Lands, as recorded in Plat Book 1, Page 55, Public Records of Pasco County, Florida.
at public sale, to the highest and best bidder for cash in an online sale at www.pasco.realforeclose.com, at 11:00 a.m. on February 6, 2012. The highest bidder shall immediately post with the Clerk, a deposit equal to 5% of the final bid. The deposit must be cash or cashier's check payable to the Clerk of the Circuit Court. Final payment must be made by 11:00 am EST on the next business day after the sale to the Clerk by cash or cashier's check.
IF YOU ARE A PERSON CLAIMING A RIGHT TO FUNDS REMAINING AFTER THE SALE, YOU MUST FILE A CLAIM WITH THE CLERK NO LATER THAN 60 DAYS AFTER THE SALE. IF YOU FAIL TO FILE A CLAIM, YOU WILL NOT BE ENTITLED TO ANY REMAINING FUNDS. AFTER 60 DAYS, ONLY THE OWNER OF RECORD AS OF THE DATE OF THE LIS PENDENS MAY CLAIM THE SURPLUS.
