NOTICE IS HEREBY GIVEN pursuant to the Agreed Final Judgment of Foreclosure dated December 29, 2011 entered in Case No. 2010-CA-17220-O, in the Circuit Court of the 9th Judicial Circuit in and for Orange County, Florida, wherein Orange County, Florida, wherein U.S. BANK NATIONAL ASSOCIATION, as Trustee for Lehman Brothers Small Balance Commercial Mortgage Pass-Through Certificates, Series 2006-1, is the Plaintiff, and C & S FORTUNE LLC, a Florida limited liability company; BON AD, INC., a Florida corporation; METROWEST MASTER ASSOCIATION, INC., a Florida corporation; VERANDA PARK COMMERCIAL PROPERTY OWNERS ASSOCIATION, INC., a Florida corporation; and OFFICES AT VERANDA PARK BUILDING 1000 CONDOMINIUM ASSOCIATION, INC., a Florida corporation; SVEN J. BODE; and CATHLEEN BODE, are the Defendants, I will sell to the highest and best bidder for cash except as set forth hereinafter, at 11:00 a.m. on February 13, 2012, at the Clerk's website for on-line auctions via the Internet at www.myorangeclerk.realforeclose.com, the following described property situated in Orange County, as set forth in said Final Judgment, to wit:
Unit 409, OFFICES OF VERANDA PARK BUILDING 1000, a Condominium, according to the Declaration of Condominium recorded in Official Records Book 7507, Page 1400, of the Public Records of Orange County, Florida.
TOGETHER with Easements by virtue of that certain Reciprocal Easement Agreement recorded in Official Records Book 4647, Page 1399, of the Public Records of Orange County, Florida.
Property Address: 2295 South Hiawassee Road, Unit 409, Orlando, FL 32835.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS, MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
