NOTICE IS HEREBY GIVEN pursuant to an Order of Final Judgment of Foreclosure dated January 4, 2012, entered in Civil Case No. 2009-012171-CI of the Circuit Court of the 6th Judicial Circuit in and for Pinellas County, Florida, wherein Citibank, N.A., as Trustee for American Home Mortgage Assets Trust 2006-4 Mortgage-Backed Pass-Through Certificates, Series 2006-4, Plaintiff and Kevin Guilfoyle, as Successor Trustee of Edward C. Guilfoyle, Deceased, under the Declaration of Trust, Dated the 16th day of October, 2002, as Amended June 5, 2003 are defendant(s), I will sell to the highest and best bidder for cash at www.pinellas.realforeclose.com, at 10:00 A.M. on February 13, 2012, the following described property as set forth in said Final Judgment, to-wit:
CONDOMINIUM UNIT 105, BAY ISLAND GROUP NO. 12, A CONDOMINIUM, ACCORDING TO THE PLAT THEREOF, RECORDED IN CONDOMINIUM PLAT BOOK 22, PAGES 93 TO 96, INCLUSIVE, AND BEING FURTHER DESCRIBED IN THAT CERTAIN DECLARATION OF CONDOMINIUM THEREOF, RECORDED IN OFFICIAL RECORDS BOOK 3540, PAGE 677, AND AMENDMENT THEREOF, RECORDED IN OFFICIAL RECORDS BOOK 4407, PAGE 1158, ALL OF THE PUBLIC RECORDS OF PINELLAS COUNTY, FLORIDA.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
