NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 9th day of January, 2012, and entered in Case No. 51-2009-CA-004922WS, of the Circuit Court of the 6TH Judicial Circuit in and for Pasco County, Florida, wherein INDYMAC FEDERAL BANK F.S.B. is the Plaintiff and ROBERT C GOGA A/K/A ROBERT GOGA; HERITAGE PINES COMMUNITY ASSOCIATION, INC.; MORTGAGE ELECTRONIC REGISTRATION SYSTEMS INCORPORATED AS NOMINEE FOR UNIVERSAL AMERICAN MORTGAGE COMPANY, LLC, PINE CREST VILLAGE OF HERITAGE PINES, INC.; JANE C GOGA; and UNKNOWN TENANT (S); IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The Clerk of this Court shall sell to the highest and best bidder for cash, on the 7th day of February, 2012, at 11:00 AM on Pasco Countys Public Auction website: AT WWW.PASCO.REALFORECLOSE.COM PURSUANT TO JUDGMENT OR ORDER OF THE COURT AND CHAPTER 45, FLORIDA STATUTES. in accordance with chapter 45, the following described property as set forth in said Final Judgment, to wit:
LOT 23 OF HERITAGE PINES VILLAGE 30, ACCORDING TO THE PLAT THEREOF, AS RECORDED IN PLAT BOOK 55 AT PAGE 84, OF THE PUBLIC RECORDS OF PASCO COUNTY, FLORIDA
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
