NOTICE IS HEREBY GIVEN that pursuant to a Uniform Final Judgment of Mortgage Foreclosure dated the 14th day of May, 2012 and entered in Civil Action Number: 2011-CA-8246 in the Circuit Court of the Twelfth Judicial Circuit, in and for Manatee County, Florida, wherein PATRICK R. WARD and PATRICIA F. WARD are the Plaintiffs, and RAA FIDU, INC., a Florida corporation, as Trustee pursuant to Section 689.071, Florida Statutes, under a Trust Agreement dated 28 August 2006, known as Trust No. 696706; and GEORGE A. WIDUNAS are unknown spouses, heirs, devisees, grantees, creditors and all parties claiming interest by, through, under or against a defendant named in this action, and all persons having or claiming to have any right, title or interest in the property herein described, and all known or unknown sub-contractors, sub-sub-contractors, and materialmen who may claim a right to file a claim of lien, are the Defendants, I, R.B. “CHIPS” SHORE, Clerk of the above-entitled Court, will sell to the highest and best bidder, or bidders, for cash, on the 20th day of July, 2012, at 11:00 a.m., except as set forth herein, at www.manatee.realforeclose.com, the real and personal property described as follows as set forth in said Uniform Final Judgment of Mortgage Foreclosure situate in Manatee County, Florida:
The East ½ of Lot 32 and the West 38 ¼ feet of Lot 33, J.K. Singletary's Addition to Block 9 of Westfield, according to the map or plat thereof as recorded in Plat Book 1, Page(s) 199 ½, Public Records of Manatee County, Florida.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS, MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
