NOTICE IS HEREBY GIVEN pursuant to an Order of Final Judgment of Foreclosure dated June 15, 2012, entered in Civil Case No. 2010-CA-007016 of the Circuit Court of the 12th Judicial Circuit in and for Manatee County, Florida, wherein U.S. Bank, National Association, as Trustee, for RBSGC 2005-A, Plaintiff and Michael M. Conway a/k/a Michael Conway are defendant(s), I will sell to the highest and best bidder for cash VIA THE INTERNET AT WWW.MANATEE.REALFORECLOSE.COM, AT 11:00 A.M. on October 16, 2012, the following described property as set forth in said Final Judgment, to-wit:
LOT 33, RIVERVIEW LANDINGS, ACCORDING TO THE PLAT THEREOF, AS RECORDED IN PLAT BOOK 21, PAGE 68, PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA. ALSO THAT PART OF LOT 32, RIVERVIEW LANDINGS, A SUBDIVISION, AS PER PLAT THEREOF, RECORDED IN PLAT BOOK 21, PAGES 68 THROUGH 74, PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA, BEING FURTHER DESCRIBED AS FOLLOWS: FROM THE SOUTHEAST CORNER OF SAID LOT 32, AS A POINT OF REFERENCE; THENCE N00°22'26” E ALONG THE EAST LINE OF SAID LOT 417.14 FEET FOR A POINT OF BEGINNING; THENCE LEAVING SAID LOT LINE N90°00'00” W 32.43 FEET; THENCE N27°50'41' W 34.84 FEET; THENCE N00°50'26” W 16.27 FEET; THENCE N51°56'00” E 22.67 FEET; THENCE N03°01'00” E 30.00 FEET; THENCE N50°06'13” E 39.47 FEET TO THE EAST LINE OF SAID LOT 32, THENCE SOO°22'26” W ALONG THE SAID EAST LINE, 116.33 FEET TO THE POINT OF BEGINNING.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
