Notice is hereby given that the Clerk of the Circuit Court of Sarasota County, Florida, shall sell the real property set forth below at public sale to the highest bidder for cash, on July 24, 2012, at 9:00 a.m. or as soon as possible thereafter at www.sarasota.realforeclose.com in accordance with Chapter 45 Florida Statutes:
PARCEL 1:
Lots 14-16 (inclusive), 22, 23, 25, 26, 30, 32, North Port Park of Commerce, according to the Plat thereof recorded in Plat Book 40, pages 50, 50A and 50B, Public Records of Sarasota County, Florida.
AND
Buildings 1, 2, 14, 15, 16, 17, 18 and 19, Toledo Blade Professional Center, a Condominium, according to the Declaration of Condominium recorded in Official Records Instrument No. 1999163191, and Amendments thereto, and as per Plat thereof recorded In Condominium Book 34, Pages 1, 1A and 1B, and Amended Condominium Book 38, Pages 39, 39A through 39C, of the Public Records of Sarasota County, Florida, together with its undivided share in the common elements.
PARCEL 2:
Lots 54, 55, 61, 64 and 65, North Port Park of Commerce, Phase Two, according to the Plat thereof recorded in Plat Book 43, Page 31, Public Records of Sarasota County, Florida.
PARCEL 3:
Tract C, North Port Industrial Park, a Subdivision according to the Plat thereof as recorded in Plat Book 37, Page 37, of the Public Records of Sarasota County, Florida.
LESS AND EXCEPT:
A parcel of land lying in Section 13, Township 39 South, Range 21 East, said parcel being part of North Port Industrial Park, a Subdivision according to the Plat thereof as recorded in Plat Book 37, Page 37, of the Public Records of Sarasota County, Florida, more particularly described as follows:
From the point of beginning, being the Southeast corner of Lot 3 of said North Port Industrial Park; thence South 89°16'51” East along the Southerly line of said Tract C for 188.67 feet; thence North 00°43'09” East for 223.00 feet to the Southerly line of a special drainage easement as shown in the plat of said North Port Industrial Park; thence North 56°20'13” West, along said Southerly line for 153.05 feet; thence South 80°43'45” West, along said Southerly line for 152.10 feet to the Easterly line of said Lot 3; thence South 17°01'39” East, along said Easterly line of Lot 3 for 293.84 feet to the Southeast corner of said Lot 3 and the Point of Beginning.
ALSO LESS AND EXCEPT:
A parcel of land lying in Section 13, Township 39 South, Range 21 East, said parcel being a part of Tract C, North Port Industrial Park, a Subdivision according to the Plat thereof as recorded in Plat Book 37, Pages 37 and 37A, of the Public Records of Sarasota County, Florida, more particularly described as follows:
From the Point of Commencement, being the Southeast corner of Lot 3 of said North Port Industrial Park, thence S 89°16'51” E along the South line of Tract C of said North Port Industrial Park for 188.67 feet to the Point of Beginning. From said Point of Beginning, thence continue S 89°16'51” E along said South line of Tract C for 219.83 feet; thence N 00°43'09” E for 281.24 feet to the South line of a Special Drainage District Easement as shown in the plat of said North Port Industrial Park; thence S 75°52'49” W, along said South line of said Special Drainage Easement for 227.41 feet; thence S 00°43'09” W, leaving said South line for 223.00 feet to the Point of Beginning.
The said sale will be made pursuant to uniform final judgment mortgage of foreclosure of the Circuit Court of Sarasota County, Florida.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens must file a claim within 60 days after the sale.
