NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure filed June 28, 2012, and entered in Case No. 48-2010-CA-000830 O, of the Circuit Court of the 9th Judicial Circuit in and for ORANGE County, Florida. FANNIE MAE (“FEDERAL NATIONAL MORTGAGE ASSOCIATION”) is Plaintiff and GERARDO MENENDEZ; UNKNOWN SPOUSE OF GERARDO MENENDEZ IF ANY; KELSEY COSS; UNKNOWN SPOUSE OF KELSEY COSS IF ANY; ANY AND ALL UNKNOWN PARTIES CLAIMING BY, THROUGH, UNDER, AND AGAINST THE HEREIN NAMED INDIVIDUAL DEFENDANT(S) WHO ARE NOT KNOWN TO BE DEAD OR ALIVE, WHETHER SAID UNKNOWN PARTIES MAY CLAIM AN INTEREST AS SPOUSES, HEIRS, DEVISEES, GRANTEES OR OTHER CLAIMANTS; JOHN DOE; AND JANE DOE AS UNKNOWN TENANTS IN POSSESSION; SOUTHERN PINES OF ORANGE COUNTY CONDOMINIUM ASSOCIATION, INC.; MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC. AS NOMINEE FOR AURORA BANK FSB F/K/A LEHMAN BROTHERS BANK, FSB; are defendants. The office of Lydia Gardner, The Clerk of Court will sell to the highest and best bidder for cash by electronic sale at: www.myorangeclerk.realforeclosure.com, at 11:00 a.m., on the 9th day of August, 2012, the following described property as set forth in said Final Judgment, to wit:
CONDOMINIUM UNIT. 4-201, SOUTHERN PINES, A CONDOMINIUM, ACCORDING TO THE DECLARATION OF CONDOMINIUM, THEREOF, AS RECORDED IN OFFICAL RECORDS BOOK 8392, AT PAGE 2508, AS AMENDED, OF THE PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA, TOGETHER WITH ALL APPURTENANCE THERE, AND AN UNDIVIDED INTEREST IN THE COMMON ELEMENTS OF THE SAID CONDOMINIUM.
A person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim with 60 days after the sale.
