NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 29th day of May 2012, and entered in Case No. 48 2010 CA 001228 O, of the Circuit Court of the 9TH Judicial Circuit in and for Orange County, Florida, wherein CHASE HOME FINANCE, LLC is the Plaintiff and MORRIS SAUERBRUN, GREEN TREE HOME LOAN GRANTOR TRUST 2003-A, LOCKHART ENGINEERING AND DEVELOPMENT, INC., PENCO CONSTRUCTION INCORPORATED, A DISSOLVED CORPORATION, PHILLIPS BAY CONDOMINIUM ASSOCIATION, INC., JOHN N. PUDER, A DIVISION OF MORETRENCH, UNKNOWN TENANT (S) N/K/A WALLY ESPINOSA and UNKNOWN TENANT (S) IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The foreclosure sale is hereby scheduled to take place on-line on the 9th day of July 2012 at 11:00 AM at www.myorangeclerk.realforeclose.com. The Orange County Clerk of Court shall sell the property described to the highest bidder for cash after giving notice as required by section 45.031, Florida statutes, as set forth in said Final Judgment, to wit:
UNIT 96 OF PHASE 16 (BUILDING NO. 27), PHILLIPS BAY, A CONDOMINIUM, ACCORDING TO THE DECLARATION OF CONDOMINIUM THEREOF (THE DECLARATION), RECORDED IN OFFICIAL RECORDS BOOK 5674, PAGE 2554, AND AMENDMENT THERETO FOR THE ABOVE IDENTIFIED PHASE, RECORDED IN OFFICIAL RECORDS BOOK 6135, PAGE 1855, ALL IN THE PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA, ALL SUBSEQUENT RECORD AMENDMENTS THERETO, AND ALL RECORDED EXHIBITS THERETO, TOGETHER WITH ALL APPURTENANCES THERETO, INCLUDING AN UNDIVIDED INTEREST IN THE COMMON ELEMENTS OF THE CONDOMINIUM AS SET FORTH IN THE DECLARATION.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens must file a claim within 60 days after the sale.
