NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 22nd day of May, 2012, and entered in Case No. 51-2010-CA-003226ES, of the Circuit Court of the 6TH Judicial Circuit in and for Pasco County, Florida, wherein WELLS FARGO BANK, NA is the Plaintiff and CARLOS AGUILERA A/K/A CARLOS M. AGUILERA; ESMERELDA AGUILERA; UNKNOWN TENANT (S); IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The Clerk of this Court shall sell to the highest and best bidder for cash, on the 5th day of July, 2012, at 11:00 AM on Pasco County's Public Auction website: www.pasco.realforeclose.com, pursuant to judgment or order of the Court, in accordance with Chapter 45, Florida Statutes, the following described property as set forth in said Final Judgment, to wit:
THE WEST 260.25 FEET OF THE SOUTH 1/2 OF TRACT 113, ZEPHRYHILLS COLONY COMPANY LANDS IN SECTION 20, TOWNSHIP 26 SOUTH, RANGE 21 EAST, AS RECORDED IN PLAT BOOK 2, PAGE 1, PUBLIC RECORDS OF PASCO COUNTY, FLORIDA. TOGETHER WITH AN EASEMENT FOR INGRESS AND EGRESS OVER AND ACROSS THE SOUTH 15.00 FEET OF THE SOUTH 1/2 OF TRACT 113, LESS THE WEST 260.25 FEET THEREOF.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
