NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 15th day of March, 2012, and entered in Case No. 51-2009-CA-002948WS, of the Circuit Court of the 6TH Judicial Circuit in and for Pasco County, Florida, wherein JPMORGAN CHASE BANK, N.A. is the Plaintiff and JOHN W. FULMER; VICTORIA K. FULMER; CHASE BANK USA, N.A.; UNKNOWN TENANT (S); IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The Clerk of this Court shall sell to the highest and best bidder for cash, on the 12th day of July, 2012, at 11:00 AM on Pasco County's Public Auction website: www.pasco.realforeclose.com, pursuant to judgment or order of the Court, in accordance with Chapter 45, Florida Statutes, the following described property as set forth in said Final Judgment, to wit

AT THE INTERSECTION OF THE WESTERLY RIGHT OF WAY OF U.S. HIGHWAY #19 AND THE SOUTHERLY BOUNDARY OF BRIARWOODS PHASE I (ALSO THE SOUTHERLY LINE OF THE REPLATTED SUBDIVISION OF WEST ARGO HEIGHTS); RUN THENCE NORTH 23° 17'38” EAST ALONG THE WESTERLY RIGHT OF WAY OF U.S. HIGHWAY #19, A DISTANCE OF 44.62 FEET TO THE POINT OF BEGINNING; THENCE LEAVING SAID WESTERLY RIGHT OF WAY RUN SOUTH 89°19' 23” WEST A DISTANCE OF 275.37 FEET; THENCE RUN NORTH 00° 40'37” WEST, A DISTANCE OF 110.00 FEET TO A POINT ON A CURVE CONCAVE TO THE NORTHEAST, SAID CURVE HAVING A RADIUS OF 390.00 FEET, CENTRAL ANGLE OF 06° 18'29”, CHORD BEARING AND DISTANCE OF SOUTH 88°07'49” EAST, 42.92 FEET; THENCE RUN ALONG THE ARC OF SAID CURVE, A DISTANCE OF 42.94 FEET TO A POINT ON REVERSE CURVE, BEING CONCAVE TO THE SOUTHEAST, SAID CURVE HAVING A RADIUS OF 350.00 FEET, CENTRAL ANGLE OF 24° 36'41”, CHORD BEARING OF SOUTH 78° 59'42” EAST, 148.99 FEET; THENCE RUN ALONG THE ARC OF SAID CURVE, A DISTANCE OF 150.14 FEET TO THE P.T.; THENCE RUN SOUTH 66° 42'22” EAST, A DISTANCE OF 110.79 FEET TO THE WESTERLY RIGHT OF WAY OF U.S. HIGHWAY #19; THENCE RUN ALONG SAID WESTERLY RIGHT OF WAY SOUTH 23° 17'38” WEST, A DISTANCE OF 36.02 FEET TO THE POINT OF BEGINNING.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
