Book 4489, page 714, Public Records of Pinellas County, Florida AND FURTHER LESS the Northerly one (1) acre, more or less parcel of land, being more particularly described as follows:
Commence at the Southeast corner of the Northeast 1/4 of Section 13, Township 30 South, Range 14 East; thence North 89º20'16” West, 330.11 feet along the Southerly line of the Northeast 1/4 of said Section 13; thence North 00º05'19” East, 429.13 feet to the Southwest corner of that certain tract of land conveyed to The T. Nguyen and Kim Hoa T. Nguyen by deed recorded in O.R. Book 7432, page 653 (hereinafter referred to as “Nguyen tract”), Public Records of Pinellas County, Florida and being the POINT OF BEGINNING; thence continue North 00º05'19” East, 298.96 feet along the Westerly boundary line of the “Nguyen tract”; thence South 89º53'55” East, 126.40 feet; thence South 00º12'35” West, 100 feet; thence South 89º53'55” East, 125 feet; thence North 05º54'23” East, 50 feet; thence South 78º47'37” East, 47 feet; thence North 19º20'25” East, 19 feet; thence South 89º53'55” East, 21.65 feet to a point on the Easterly line of aforementioned Section 13; thence continue South 00º06'14” West, 260.82 feet along said Easterly line of Section 13; thence North 89º20'16” West, 330.23 feet to the POINT OF BEGINNING.
