NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 21st day of February, 2012, and entered in Case No. 48-2011-CA-013214-O, of the Circuit Court of the 9TH Judicial Circuit in and for Orange County, Florida, wherein THE BANK OF NEW YORK MELLON F/K/A THE BANK OF NEW YORK AS TRUSTEE FOR THE HOLDERS OF STRUCTURED ASSET MORTGAGE INVESTMENTS II TRUST 2006-AR8, MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2006-AR8 is the Plaintiff and GUSTAVO MORONTA, LANCELOT AT WINTER PARK CONDOMINIUM ASSOCIATION, INC., ADRIANA MORONTA and UNKNOWN TENANT NKA WALDEMAR CASTELLANOS IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The foreclosure sale is hereby scheduled to take place on-line on the 29th day of March, 2012 at 11:00 a.m. at www. myorangeclerk.realforeclose.com. The Orange County Clerk of Court shall sell the property described to the highest bidder for cash after giving notice as required by section 45.031, Florida statutes, as set forth in said Final Judgment, to wit:
UNIT 207, BUILDING B, LANCELOT AT WINTER PARK, A CONDOMINIUM, ACCORDING TO THE DECLARATION OF CONDOMINIUM RECORDED MAY 5, 2006, IN OFFICIAL RECORDS BOOK 8624, PAGE 546, OF THE PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens must file a claim within 60 days after the sale.
