NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure filed February 27, 2012, and entered in Case No. 41 2009 CA 004278, of the Circuit Court of the 12th Judicial Circuit in and for MANATEE County, Florida. DEUTSCHE BANK NATIONAL TRUST COMPANY, AS TRUSTEE OF THE INDYMAC INDX MORTGAGE TRUST 2007-AR11, MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2007-AR11 UNDER THE POOLING AND SERVICING AGREEMENT DATED APRIL 1, 2007 is Plaintiff and DUNG N. NGUYEN; VIVIAN NGOC TROUNG; ANY AND ALL UNKNOWN PARTIES CLAIMANTS BY, THROUGH, UNDER, AND AGAINST THE HEREIN NAMED INDIVIDUAL DEFENDANT(S) WHO ARE NOT KNOWN TO BE DEAD OR ALIVE, WHETHER SAID UNKNOWN PARTIES MAY CLAIM AN INTEREST AS SPOUSES, HEIRS, DEVISEES, GRANTEES, OR OTHER CLAIMANTS; TENANT #1; TENANT #2; TENANT #3; TENANT #4; MORTGAGE ELECTRONIC REGISTRATION SYSTEMS INCORPORATED AS NOMINEE FOR ONEWEST BANK, FSB; RIVER PLANTATION HOMEOWNERS' ASSOCIATION, INC; are defendants. The Clerk of Court will sell to the highest and best bidder for cash by electronic sale at: www.manatee.realforeclose.com, at 11:00 a.m., on the 27 day of March, 2012, the following described property as set forth in said Final Judgment, to wit:
LOT 34, RIVER FRONT PLANTATION PHASE 1, ACCORDING TO THE PLAT THEREOF AS RECORDED IN PLAT BOOK 45, PAGE 93-115, PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA.
A person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim with 60 days after the sale.
