NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure filed January 4, 2012, and entered in Case No. 08-CA-0018419, of the Circuit Court of the 9th Judicial Circuit in and for ORANGE County, Florida. BANKUNITED is Plaintiff and PATRICIA VALENCIA, a married woman, if living and if deceased, any unknown party who may claim as heir, devisee, grantee, assignee, lienor, creditor, trustee or other claimant, by, through under or against PATRICIA VALENCIA; FERNANDO VALENCIA, her husband; JOHN DOE; MARY DOE AND/OR ALL OTHERS WHOM IT MAY CONCERN; WESTYN BAY COMMUNITY ASSOCIATION, INC., a Florida non-profit corporation; are defendants. The office of Lydia Gardner, The Clerk of Court will sell to the highest and best bidder for cash by electronic sale at: www.myorangeclerk.realforeclosure.com, at 11:00 a.m., on the 4 day of April, 2012, the following described property as set forth in said Final Judgment, to wit:
LOT 408, WESTYN BAY - PHASE THREE, ACCORDING TO THE PLAT THEREOF AS RECORDED IN PLAT BOOK 59, PAGES 134 THROUGH 136, INCLUSIVE, OF THE PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA
A person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim with 60 days after the sale.
