NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 22nd day of February, 2012, and entered in Case No. 51-2008-CA-010505ES, of the Circuit Court of the 6TH Judicial Circuit in and for Pasco County, Florida, wherein BAC HOME LOANS SERVICING, LP FKA COUNTRYWIDE HOME LOANS SERVICING, LP. is the Plaintiff and DIEP NGUYEN; HOA THI VU; UNKNOWN TENANT (S); IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The Clerk of this Court shall sell to the highest and best bidder for cash, on the 4th day of April, 2012, at 11:00 AM on Pasco County's Public Auction website: www.pasco.realforeclose.com, pursuant to a judgment or order of the Court, in accordance with chaper 45, Florida Statutes, the following described property as set forth in said Final Judgment, to wit:

The West 1/2 of Tract 40, ZEPHYRHILLS COLONY COMPANY LANDS, in Section 25, Township 25 South, Range 21 East, as recorded in Plat Book 1, Page 55, Public Records of Pasco County, Florida; said West 1/2 of Tract 40 being SUBJECT TO an easement for ingress and egress over and across the South 35.00 feet thereof, and being TOGETHER WITH an easement for ingress and egress over and across the South 35.00 feet of the East 1/2 of Tract 40 and the South 35.00 feet of Tract 39, LESS the East 20.00 feet thereof, all of said ZEPHYRHILLS COLONY COMPANY LANDS SUBDIVISION.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
