NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 5th day of April, 2012, and entered in Case No. 52-2010-CA-001736, of the Circuit Court of the 6TH Judicial Circuit in and for Pinellas County, Florida, wherein NATIONSTAR MORTGAGE, LLC is the Plaintiff and ERIC J. BROOKS; TYRONE GARDEN APARTMENTS ASSOCIATION, INC, A DISSOLVED CORPORATION; CHRISTINA N. BROOKS; UNKNOWN TENANT (S); IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The Clerk of this Court shall sell to the highest and best bidder for cash, on the 18th day of May, 2012, at 10:00 AM on Pinellas County's Public Auction website: www.pinellas.realforeclose.com in accordance with chapter 45, the following described property as set forth in said Final Judgment, to wit:

Leasehold estate created under that certain Lease by and between Albert C. and Ann L. Werly, John and Beatrice Beatty, Sheldon L. and Arlene E. Rothman, and Joseph and Carole V. Zappala, husband and wife respectively, hereinafter called the “Lessors”, and Tyrone Garden Apartments, Inc. a Florida Corporation, hereinafter called the “Lessee”, dated March 21, 1969, a Memorandum/Short Form of which was filed in Official Records Book 3041, page 288, the Lessee's interest having been conveyed to Eric Brooks, A Single Man by Mesne transfers of Record, the last of which was recorded 11/29/2004 if Official Records Book 13966, Page 74.
Apartment 305D, TYRONE GARDEN APARTMENTS, A CONDOMINIUM, according to the Declaration of Condominium Plat Book 3, Pages 84 through 89, inclusive, Public Records of Pinellas County, Florida, and being further described in that certain Declaration of Condominium, filed March 21, 1969, in O.R. Book 3040, Page 331 through 377, inclusive, re-filed December 9, 1969, in O.R. Book 3219, Page 491 through 511, inclusive, Public Records of Pinellas County, Florida.
Being the same property conveyed by Warranty Leasehold Estate Deed from Anita D. Voelz as to a life interest only and Camille Ann Carlin, David Durham Voelz and Donald William Voelz as to a fee simple interest to Eric Brooks, A Single Man dated 11/19/2004, recorded 11/29/2004 in Book 13966, Page 747 of the Public Records of Pinellas County, Florida.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
