NOTICE IS HEREBY GIVEN pursuant to an Order Resetting Foreclosure Sale dated April 26, 2012 of April 2012, and entered in Case No. 08-21869, of the Circuit Court of the 9TH Judicial Circuit in and for Orange County, Florida, wherein U.S. BANK NATIONAL ASSOCIATION, AS TRUSTEE FOR UBS (MASTR ASSET BACKED SECURITIES TRUST UBS 2006-WMC4 MORTGAGE PASS-THROUGH CERTIFICATES) is the Plaintiff and JOHNATHON W. ALBRIGHT A/K/A JOHNATHON ALBRIGHT; ISLAND CLUB AT ROSEMONT CONDOMINIUM ASSOCIATION, INC.; UNKNOWN SPOUSE OF JOHNATHON W. ALBRIGHT A/K/A JOHNATHON ALBRIGHT; JANE DOE; JOHN DOE; IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The foreclosure sale is hereby scheduled to take place on-line on the June 15, 2012 at 11:00 a.m., to the highest bidder for cash www.myorangeclerk .realforeclose.com. The Orange County Clerk of Court shall sell the property described to the highest and best bidder for cash after giving notice as required by section 45.031, Florida statutes, as set forth in said Final Judgment, to wit:
CONDOMINIUM UNIT NUMBER 4, OF ISLAND CLUB AT ROSEMONT CONDOMINIUM, NASSAU ISLAND, A CONDOMINIUM, ACCORDING TO THE DECLARATION OF CONDOMINIUM THEREOF RECORDED IN OFFICIAL RECORDS BOOK 3006, PAGE 475, ET. SEQ., OF THE PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA, AND THE FIRST AMENDMENT TO THE DECLARATION OF OF DONDOMINIUM AS RECORDED IN OFFICIAL RECORDS BOOK 3011, PAGE 1969, ET SEQ., OF THE PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA, AND ANY AND ALL EXHIBITS THERETO, INCLUDING, BUT NOT LIMITED TO THE ARTICLES OF INCORPORATION AND BY-LAWS OF ISLAND CLUB AT ROSEMONT CONDOMINIUM ASSOCIATION, INC. AND ANY ALL FURTHER AMENDMENTS THERETO (THE “CONDOMINIUM DOCUMENTS”). AS PROVIDED BY THE CONDOMINIUM ACT OF THE STATUTES OF THE STATE OF FLORIDA (S718, FLA. STAT.), SAID DESCRIPTION IN THIS CONVEYANCE INCLUDES, BUT IS NOT LIMITED TO ALL APPURTENANCES TO THE CONDOMINIUM PARCEL AFOREDESCRIBED, INCLUDING THE UNDIVIDED INTEREST IN THE COMMON ELEMENTS OF THE CONDOMINIUM.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens must file a claim within 60 days after the sale.
