NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure filed May 1, 2012, and entered in Case No. 09001758CI, of the Circuit Court of the 6th Judicial Circuit in and for PINELLAS County, Florida. DEUTSCHE BANK NATIONAL TRUST COMPANY F/K/A BANKERS TRUST COMPANY OF CALIFORNIA, N.A. AS TRUSTEE FOR THE HOLDERS OF AAMES MORTGAGE TRUST 2002-2 is Plaintiff and ALICE C. CALLAHAN A/K/A ALICE CALLAHAN; LOU F. CALLAHAN; UNKNOWN SPOUSE OF ALICE C. CALLAHAN A/K/A ALICE CALLAHAN; JOHN DOE AND; ANY AND ALL UNKNOWN PARTIES CLAIMING BY, THROUGH, UNDER AND AGAINST THE HEREIN NAMED INDIVIDUAL DEFENDANT(S) WHO ARE NOT KNOWN TO BE DEAD OR ALIVE, WHETHER SAID UNKNOWN PARTIES MAY CLAIM AN INTEREST AS SPOUSES, HEIRS, DEVISEES, GRANTEES OR OTHER CLAIMANTS; JANE DOE AS UNKNOWN TENANTS IN POSSESSION; UNKNOWN PERSON(S) IN POSSESSION OF THE SUBJECT PROPERTY; CACV OF COLORADO, LLC; DEUTSCHE BANK NATIONAL TRUST COMPANY F/K/A BANKERS TRUST COMPANY OF CALIFORNIA, N.A. The Clerk of Court will sell to the highest and best bidder for cash by electronic sale at: www.pinellas.realforeclose.com, at 10:00 a.m., on the 18 day of June, 2012, the following described property as set forth in said Final Judgment, to wit:
LOT 211 OF THE UNRECORDED SHANGRI-LA HOME LOTS, IN THE NORTHEAST 1/4 OF THE SOUTHWEST 1/4 OF SECTION 27, TOWNSHIP 29 SOUTH, RANGE 15 EAST, PINELLAS COUNTY, FLORIDA AND RIGHTS OF INGRESS AND EGRESS THERETO, MORE PARTICULARLY DESCRIBED AS FOLLOWS:
COMMENCE AT THE SOUTHEAST CORNER OF THE NORTHEAST 1/4 OF THE SOUTHWEST 1/4 OF SAID SECTION 27; THENCE NORTH 89°44'54” WEST, ALONG THE SOUTH BOUNDARY OF THE NORTHEAST 1/4 OF THE SOUTHWEST 1/4 OF SAID SECTION 27, BEING ALSO THE CENTER LINE OF THE 60 FOOT RIGHT OF WAY OF ROSERY ROAD, A DISTANCE OF 860.42 FEET; THENCE NORTH 01°31'01” EAST, PARALLEL TO THE NORTH AND SOUTH CENTER OF SAID SECTION 27, A DISTANCE OF 346.28 FEET FOR A POINT OF BEGINNING OF SAID LOT 211; THENCE NORTH 88°28'59” WEST A DISTANCE OF 51.08 FEET; THENCE NORTH 01°31'01” EAST, ALONG THE EAST LINE OF THE INGRESS AND EGRESS EASEMENT DESCRIBED HEREIN, A DISTANCE OF 34.83; THENCE SOUTH 88°28'59” EAST, A DISTANCE OF 51.08; THENCE SOUTH 01°31'01” WEST, A DISTANCE OF 34.83 FEET TO THE POINT OF BEGINNING. TOGETHER WITH AN EASEMENT FOR PURPOSES FOR INGRESS AND EGRESS RECORDED IN O.R. BOOK 2162, PAGE 348 OF THE PUBLIC RECORDS OF PINELLAS COUNTY, FLORIDA.
A person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
