NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure filed April 18, 2012, and entered in Case No. 2011 CA 004133, of the Circuit Court of the 12th Judicial Circuit in and for MANATEE County, Florida. BANKUNITED is Plaintiff and BYRON R. SAX; DIANE K. SAX; UNKNOWN PERSON(S) IN POSSESSION OF THE SUBJECT PROPERTY; are defendants. The Clerk of Court will sell to the highest and best bidder for cash by electronic sale at: www.manatee.realforeclose.com, at 11:00 a.m., on the 24 day of July, 2012, the following described property as set forth in said Final Judgment, to wit:
LOT 7, OF TRACT 7, OF A SUBDIVISION OF PART OF SECTION 24 AND FRACTIONAL SECTION 25 AND 26, TOWNSHIP 35 SOUTH, RANGE 16 EAST, AS RECORDED IN PLAT BOOK 7, PAGE 16, OF THE PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA, BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS:

COMMENCE AT THE INTERSECTION OF THE NORTHERLY BOUNDARY OF SAID TRACT 7 AND THE EASTERLY RIGHT-OF-WAY OF STATE HIGHWAY NO. 780, (WHOSE WIDTH IS 100 FEET); THENCE N 50° 0' E, ALONG THE NORTHERLY BOUNDARY OF SAID TRACT 7, 1320.14 FEET FOR A POINT OF BEGINNING; THENCE CONTINUE N 50° 01' E, 120 FEET; THENCE S 40° 0' E, 100 FEET TO THE SOUTHERLY BOUNDARY OF SAID TRACT 7; (SAME BEING THE CENTER LINE OF A 30 FOOT WIDE CANAL); THENCE S 50° 0' W ALONG SAID BOUNDARY 120 FEET; THENCE N 40° 0' W, 120 FEET TO THE POINT OF BEGINNING. BEING RESERVED HOWEVER, THE NORTHWESTERLY 10 FEET FOR ACCESS ROAD AND THE SOUTHEASTERLY 15 FEET FOR BOAT CANAL.
A person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
