NOTICE IS HEREBY GIVEN pursuant to an Order of Final Summary Judgment of Foreclosure dated April 30, 2012, entered in Civil Case No. 2010-CA009455-NC of the Circuit Court of the Twelfth Judicial Circuit in and for Sarasota County, Florida, wherein the Clerk of the Circuit Court will sell to the highest bidder for cash on the 5th day of June, 2012, at 9:00 a.m. online at the website: https://www.sarasota.realforeclose.com, relative to the following described property as set forth in the Final Judgment, to wit:
COMMENCE AT THE SOUTHWEST CORNER OF SECTION 15, TOWNSHIP 36 SOUTH, RANGE 19 EAST, SARASOTA COUNTY, FLORIDA; THENCE NORTH 89°10`30” EAST, ALONG THE SOUTH LINE OF SECTION 15, A DISTANCE OF 484.62 FEET; THENCE NORTH 00°3`22” EAST, A DISTANCE OF 2264.75 FEET TO THE POINT OF BEGINNING; THENCE CONTINUE NORTH 00°3`22” EAST, A DISTANCE OF 428.05 FEET TO THE NORTH LINE OF THE SOUTHWEST QUARTER OF SAID SECTION 15; THENCE NORTH 89°53`34” EAST, ALONG SAID NORTH LINE OF SECTION 15, A DISTANCE OF 1027.06 FEET; THENCE SOUTH 24°12`59” WEST, A DISTANCE OF 567.38 FEET; THENCE NORTH 83°43`7” WEST, A DISTANCE OF 799.55 FEET TO THE POINT OF BEGINNING. SUBJECT TO THE CONSERVATION EASEMENT RECORDED IN THE OFFICIAL RECORDS AS INSTRUMENT #2002158836, RE-RECORDED AS INSTRUMENT #2003015135, PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA.
TOGETHER WITH AN EASEMENT FOR INGRESS AND EGRESS AS MORE FULLY DESCRIBED IN EASEMENT AGREEMENT EXECUTED BY BETTY J. ANDREWS AND RAY CLAXTON, DATED 03/29/1994 AND RECORDED 04/04/94 IN OFFICIAL RECORDS BOOK 2617, PAGES 1698 THROUGH 1703, PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens must file a claim within 60 days after the sale.
