NOTICE IS HEREBY GIVEN pursuant to an Order or Final Judgment of Foreclosure dated September 1, 2011, and entered in Case No. 2010-CA-14151-O of the Circuit Court of the NINTH Judicial Circuit in and for ORANGE County, Florida, wherein US Bank National Association, as Trustee for the registered holders of Asset-Backed Pass-Through Certificates Series 2007-AMC2 is the Plaintiff and ERICA A. HEMBROOKE, AN UNMARRIED PERSON AND JESSICA L. RICHARDS, AN UNMARRIED PERSON; ANSON STREET, LLC, AS SUCESSOR BY ASSIGNMENT TO ARGENT MORTGAGE COMPANY, LLC are the Defendants, I will sell to the highest and best bidder for cash in Room 350 of the Orange County Courthouse, 425 North Orange Avenue, Orlando, FL, at by 4:00 p.m. EST on the day of the sale on the 27TH day of JUNE, 2012, the following described property as set forth in said Order of Final Judgment, to wit:
WEST 20 FT OF LOT 35 AND THE EAST 40 FT OF LOT 34, BLOCK B, SUNSHINE GARDENS FIRST ADDITION, ACCORDING TO THE PLAT THEREOF, RECORDED IN PLAT BOOK M, PAGE 71, OF THE PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA.
IF YOU ARE A PERSON CLAIMING A RIGHT TO FUNDS REMAINING AFTER THE SALE, YOU MUST FILE A CLAIM WITH THE CLERK OF COURT NO LATER THAN 60 DAYS AFTER THE SALE. IF YOU FAIL TO FILE A CLAIM, YOU WILL NOT BE ENTITLED TO ANY REMAINING FUNDS. AFTER 60 DAYS, ONLY THE OWNER OF RECORD AS OF THE DATE OF THE LIS PENDENS MAY CLAIM THE SURPLUS.
