NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of foreclosure dated October 19, 2012, and entered in Case No. 12-CA-050788 of the Circuit Court of the TWENTIETH Judicial Circuit in and for LEE COUNTY, Florida, wherein CITIMORTGAGE, INC SUCCESSOR BY MERGER TO ABN AMRO MORTGAGE GROUP, INC, is Plaintiff, and DAWN JAMES, et al are Defendants, the clerk will sell to the highest and best bidder for cash, beginning 9:00 am at www.lee.realforeclose.com, in accordance with Chapter 45, Florida Statutes, on 17 day of January, 2013, the following described property as set forth in said Summary Final Judgment, to wit:
UNIT 3-B OF CYPRESS LAKE ESTATES, A CONDOMINIUM (PHASE 1) PLAT BOOK 9, PAGES 119 THROUGH 123, INCLUSIVE ACCORDING TO THE DECLARATION OF CONDOMINIUM FILED JULY 16, 1984 THEREOF RECORDED IN OFFICIAL RECORDS BOOK 1736, PAGE 4741, AS AMENDED OF THE PUBLIC RECORDS OF LEE COUNTY, FLORIDA, AND ALL AMENDMENTS THERETO, TOGETHER WITH ITS UNDIVIDED SHARE IN THE COMMON ELEMENTS.

and all fixtures and personal property located therein or thereon, which are included as security in Plaintiff's mortgage.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
