NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated OCTOBER 17, 2012, and entered in 41 2012 CA 003381 of the Circuit Court of the Twelfth Judicial Circuit in and for Manatee County, Florida, wherein THE BANK OF NEW YORK MELLON F/K/A THE BANK OF NEW YORK, AS TRUSTEE FOR THE HOLDERS OF THE CERTIFICATES, FIRST HORIZON MORTGAGE PASS-THROUGH CERTIFICATES SERIES FHAMS 2006-AA2, BY FIRST HORIZON HOME LOANS, A DIVISION OF FIRST TENNESSEE BANK NATIONAL ASSOCIATION, MASTER SERVICER, IN ITS CAPACITY AS AGENT FOR THE TRUSTEE UNDER THE POOLING AND SERVICING AGREEMENT, is the Plaintiff and JERRY C. RUPERT A/K/A JERRY RUPERT; UNKNOWN SPOUSE OF JERRY C. RUPERT A/K/A JERRY RUPERT; UNKNOWN TENANT #1; UNKNOWN TENANT #2 are the Defendant(s). R.B. THAT PART OF THE SOUTHWEST 1/4 OF SECTION 30, TOWNSHIP 34 SOUTH, RANGE 22 EAST, DESCRIBED AS FOLLOWS: COMMENCE AT THE SOUTHWEST CORNER OF SAID SOUTHWEST 1/4; THENCE S 89Ëš02'42” E, ALONG THE SOUTH LINE OF SAID SOUTHWEST 1/4 A DISTANCE OF 100.01 FEET TO A POINT ON THE EAST RIGHT-OF-WAY LINE OF “LOGUE ROAD” (SR39), SAID RIGHT-OF-WAY BEING CONVEYED TO MANATEE COUNTY BY RIGHT-OF-WAY MAP SECTION NO. 1317-103, RECORDED IN ROAD PLAT BOOK 9, PAGE 142, OFFICIAL RECORDS OF MANATEE COUNTY, FLORIDA; THENCE N 00Ëš02'32” E, ALONG SAID EAST RIGHT-OF-WAY LINE AND PARALLEL WITH THE WEST LINE OF SAID SOUTHWEST 1/4 OF SECTION 30, A DISTANCE OF 2452.86 FEET FOR THE POINT OF BEGINNING; THENCE CONTINUE N 00Ëš02'32” E, ALONG SAID EAST RIGHT-OF-WAY LINE AND PARALLEL WITH THE WEST LINE OF SAID SOUTHWEST 1/4 OF SECTION 30, A DISTANCE OF 200.03 FEET TO THE NORTH LINE OF SAID SOUTHWEST 1/4 OF SECTION 30; THENCE S 88Ëš54'58” E, ALONG SAID NORTH LINE, A DISTANCE OF 1100.18 FEET; THENCE S 00Ëš02'32” W, PARALLEL WITH THE WEST LINE OR SAID SOUTHWEST 1/4 OF SECTION 30, A DISTANCE OF 200.03 FEET TO A POINT ON A LINE DRAWN S 88Ëš54'58” E FROM THE POINT OF BEGINNING; THENCE N 88Ëš54'58” W, A DISTANCE OF 1100.18 FEET TO THE POINT OF BEGINNING; IN SECTION 30, TOWNSHIP 34 SOUTH, RANGE 22 EAST, MANATEE COUNTY, FLORIDA. SUBJECT TO AN INGRESS AND EGRESS EASEMENT OVER THE NORTH 20.00 FEET OF THE ABOVE DESCRIBED PROPERTY.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
