NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 3rd day of October, 2012, and entered in Case No. 512011CA004672XXXXWS, of the Circuit Court of the 6TH Judicial Circuit in and for Pasco County, Florida, wherein ONEWEST BANK, FSB is the Plaintiff and DOLORES H. TAYLOR; SECRETARY OF HOUSING AND URBAN DEVELOPMENT; TIMBER OAKS COMMUNITY SERVICES ASSOCIATION, INC.; TIMBER OAKS FAIRWAY VILLAS CONDOMINIUM I ASSOCIATION, INC.; UNKNOWN TENANT (S); IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The Clerk of this Court shall sell to the highest and best bidder for cash, on the 19th day of November, 2012, at 11:00 AM on Pasco County's Public Auction website: www.pasco.realforeclose.com, pursuant to judgment or order of the Court, in accordance with Chapter 45, Florida Statutes, the following described property as set forth in said Final Judgment, to wit:
THAT CERTAIN CONDOMINIUM PARCEL COMPOSED OF UNIT NO. 5-B, AND AN UNDIVIDED INTEREST OR SHARE IN THE COMMON ELEMENTS APPURTENANT THERETO, IN ACCORDANCE WITH, AND SUBJECT TO THE COVENANTS, CONDITIONS, RESTRICTIONS, EASEMENTS, TERMS AND OTHER PROVISIONS OF THE DECLARATION OF CONDOMINIUM OF TIMBER OAKS FAIRWAY VILLAS CONDOMINIUM I, AS RECORDED IN OFFICIAL RECORDS BOOK 754, PAGES 494 THRU 571 AND AMENDMENTS RECORDED IN OFFICIAL RECORDS BOOK 836, PAGES 544 THRU 558 AND OFFICIAL RECORDS BOOK 846, PAGES 446 AND 447, AND THE PLAT THEREOF RECORDED IN PLAT BOOK 13, PAGES 38 THRU 44, BOTH OF THE PUBLIC RECORDS OF PASCO COUNTY, FLORIDA.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
