NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 3rd day of October, 2012, and entered in Case No. 512011CA4001WS, of the Circuit Court of the 6TH Judicial Circuit in and for Pasco County, Florida, wherein FANNIE MAE (“FEDERAL NATIONAL MORTGAGE ASSOCIATION”) is the Plaintiff and NICHOLAS A. DERKSEN, MICHAEL CIELO, JR and UNKNOWN TENANT(S) IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The Clerk of this Court shall sell to the highest and best bidder for cash, on the 19th day of November, 2012, at 11:00 AM on Pasco County's Public Auction website: www.pasco.realforeclose.com, pursuant to judgment or order of the Court, in accordance with Chapter 45, Florida Statutes, the following described property as set forth in said Final Judgment, to wit:
LOT 1538, REGENCY PARK UNIT TEN, AS SHOWN ON PLAT RECORDED IN PLAT BOOK 15 PAGES 53 AND 54 OF THE PUBLIC RECORDS OF PASCO COUNTY, FLORIDA.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
