NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure dated October 29, 2012, entered in Case No. 2012-CA-001971-O DIV. 37 of the Circuit Court of the Ninth Judicial Circuit, in and for Orange County, Florida, wherein CitiMortgage, Inc. is the Plaintiff and Betty Estrada; Unknown Spouse of Betty Estrada; Capital One Bank (USA), N.A.; United States of America on behalf of the Small Business Administration; Unknown Tenant #1; Unknown Tenant #2 are the Defendants, that the Clerk of Courts will sell to the highest and best bidder for cash by electronic sale at www.myorangeclerk.realforeclose.com, beginning at 11:00 on the 3rd day of December, 2012, the following described property as set forth in said Final Judgment, to wit:
A PART OF LOT 38, DEAN ACRES, AS RECORDED IN PLAT BOOK 18, PAGE 78 OF THE PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA; BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS:
BEGIN AT THE SOUTHEAST CORNER OF SAID LOT 38; THENCE RUN NORTH 42 DEGREES 17 MINUTES 27 SECONDS WEST ALONG THE SOUTHWESTERLY LINE OF LOT 38 A DISTANCE OF 59.34 FEET; THENCE RUN NORTH 51 DEGREES 52 MINUTES 29 SECONDS EAST ALONG A NON-RADIAL LINE 138.35 FEET TO A POINT ON A CURVE CONCAVE TO THE SOUTHWEST, SAID CURVE HAVING FOR ITS ELEMENTS A RADIUS OF 75.0 FEET, A CENTRAL ANGLE OF 15 DEGREES 36 MINUTES 35 SECONDS AND A CHORD BEARING OF SOUTH 46 DEGREES 13 MINUTES 49 SECONDS EAST; THENCE RUN SOUTHEASTERLY ALONG THE ARC OF SAID CURVE 20.43 FEET TO A POINT; THENCE DEPARTING SAID CURVE, RUN SOUTH 35 DEGREES 57 MINUTES 58 SECONDS WEST ALONG A RADIAL LINE BEING THE EASTERLY LINE OF SAID LOT 38 A DISTANCE OF 142.36 FEET TO THE POINT OF BEGINNING.
