NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 26th day of October, 2012, and entered in Case No. 48-2009-CA-016245-O, of the Circuit Court of the 9TH Judicial Circuit in and for Orange County, Florida, wherein ONEWEST BANK, FSB is the Plaintiff and CHARLES D PARKER A/K/A CHARLES PARKER, BRANCH BANKING AND TRUST COMPANY, UNKNOWN SPOUSE OF CHARLES D PARKER A/K/A CHARLES PARKER N/K/A CHARLES PARKER and UNKNOWN TENANT (S) N/K/A RAMON CHIMELIS IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The foreclosure sale is hereby scheduled to take place on-line on the 4 day of January, 2013 at 11:00 AM at www.myorangeclerk.realforeclose.com. The Orange County Clerk of Court shall sell the property described to the highest bidder for cash after giving notice as required by section 45.031, Florida statutes, as set forth in said Final Judgment, to wit:

VERNON HEIGHTS; THENCE S 89 DEGREES 59 MINUTES 52 SECONDS W, ALONG THE SOUTH LINE OF SAID LOT 1, A DISTANCE OF 150.96 FEET TO THE SOUTHWEST CORNER OF SAID LOT 1; THENCE N 00 DEGREES 43 MINUTES 08 SECONDS W, ALONG THE WEST LINE OF SAID LOT 1, A DISTANCE OF 49.59 FEET TO THE NORTHWEST CORNER OF SAID LOT 1; THENCE N 89 DEGREES 59 MINUTES 45 SECONDS E, ALONG THE NORTH LINE OF SAID LOT 1, A DISTANCE OF 25.09 FEET TO A POINT ON THE NORTH LINE OF SAID LOT 1 AND THE POINT OF BEGINNING; THENCE S 00 DEGREES 19 MINUTES 50 SECONDS E, A DISTANCE OF 44.59 FEET TO A POINT; THENCE N 89 DEGREES 59 MINUTES 52 SECONDS E, A DISTANCE OF 20.00 FEET TO A POINT; THENCE N 00 DEGREES 19 MINUTES 50 SECONDS W, A DISTANCE OF 21.45 FEET TO A POINT; THENCE N 89 DEGREES 51 MINUTES 30 SECONDS E, A DISTANCE OF 105.78 FEET TO A POINT ON THE EAST LINE OF SAID LOT 1; THENCE N 01 DEGREES 14 MINUTES 15 SECONDS W, ALONG THE EAST LINE OF SAID LOT 1, A DISTANCE OF 22.89 FEET TO THE NORTHEAST CORNER OF SAID LOT 1; THENCE S 89 DEGREES 59 MINUTES 45 SECONDS W, ALONG THE NORTH LINE OF SAID LOT 1, A DISTANCE OF 125.42 FEET TO THE POINT OF BEGINNING.
TOGETHER WITH; A 10' INGRESS-EGRESS EASEMENT, THE CENTERLINE BEING THE SOUTH LINE OF SAID LOT 1.
SUBJECT TO AND TOGETHER WITH; A BLANKET PEDESTRIAN ACESS AND INGRESS-EGRESS EASEMENT FROM THE WEST LINE OF SAID LOT 1, FORWARD TO THE REAR OF THE TWO STORY BUILDING.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens must file a claim within 60 days after the sale.
