NOTICE IS HEREBY GIVEN pursuant to an Summary Final Judgment dated November 5, 2012, and entered in Case No. 080-11717-Div H of the Circuit Court of the 13th Judicial Circuit, in and for HILLSBOROUGH County, Florida, wherein WACHOVIA MORTGAGE F.S.B. F/K/A WORLD SAVINGS BANK, F.S.B. is the Plaintiff and ERWIN S. SHARTZ, CAROLYN F. SHARTZ, are the Defendant(s), the Clerk of the Court will sell to the highest bidder for cash on January 8, 2013, electronically at 10:00 AM at electronically at www.hillsborough.realforeclose.com the following described property as set forth in said Summary Final Judgment lying and being situate in HILLSBOROUGH County, Florida, to wit:
A tract in the NE 1/4 of the SE 1/4 of Section 16, Township 28 South, Range 18 East, Hillsborough County, Florida, described as follows: Beginning at the Southernmost corner of Lot 4, Block 41 of CARROLLWOOD SUBDIVISION, Unit No. 19 (Plat Book 41, Page 36, Public Records of Hillsborough County, Florida), run North 48° 37' 56'' West along the Southwesterly boundary of said Lot 4 a distance of 90.00' to the Westernmost corner of said Lot 4; run thence South 53° 18' 43'' West a distance of 122.97 feet; run thence South 37° 21' 32'' East a distance of 79.74 feet; run thence Southeasterly along the arc of a curve to the left (radius - 25.00 feet) a distance of 40.89 feet (chord - 36.48 feet , chord bearing - South 84° 13'10'' East); run thence Northeasterly along the arc of a curve to the left (radius - 872.44 feet) a distance of 115.00 feet, (chord - 114.91 feet, chord bearing - north 45°08'38'' East); to the POINT-OF-BEGINNING.

THE CLERK SHALL RECEIVE A SERVICE CHARGE OF UP TO $70 FOR SERVICES IN MAKING, RECORDING, AND CERTYFING THE SALE AND TITLE THAT SHALL BE ASSESSED AS COSTS.
