NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure filed October 30, 2012, and entered in Case No. 48-2010-CA-016133-O, of the Circuit Court of the 9th Judicial Circuit in and for ORANGE County, Florida. DEUTSCHE BANK NATIONAL TRUST COMPANY, AS TRUSTEE OF THE INDYMAC IMSC MORTGAGE LOAN TRUST 2007-AR1, MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2007-AR1 UNDER THE POOLING AND SERVICING AGREEMENT DATED JUNE 1, 2007 is Plaintiff and JORGE J. MARTINEZ; MARIA I. CHAVEZ; UNKNOWN PERSON(S) IN POSSESSION OF THE SUBJECT PROPERTY; REGENCY GARDENS CONDOMINIUM ASSOCIATION, INC.; MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC; FLICK MORTGAGE INVESTORS, INC; are defendants. The office of Lydia Gardner, The Clerk of Court will sell to the highest and best bidder for cash by electronic sale at:www.myorangeclerk.realforeclosure.com, at 11:00 a.m., on the 11th day of December, 2012, the following described property as set forth in said Final Judgment, to wit:
CONDOMINIUM UNIT O-109, REGENCY GARDENS, A CONDOMINIUM, TOGETHER WITH AN UNDIVIDED INTEREST IN THE COMMON ELEMENTS, ACCORDING TO THE DECLARATION OF CONDOMINIUM THEREOF RECORDED IN OFFICIAL RECORD BOOK 8476, PAGE 291, AS AMENDED FROM TIME TO TIME, OF THE PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA.
A person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim with 60 days after the sale.
