NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure filed November 1, 2012, and entered in Case No. 2009CA002808A001OX, of the Circuit Court of the 9th Judicial Circuit in and for ORANGE County, Florida. PENNYMAC LOAN TRUST 2011-NPL1 is Plaintiff and DAVID A. BAKER; UNKNOWN SPOUSE OF DAVID A. BAKER; MELINDA J. BAKER; UNKNOWN SPOUSE OF MELINDA J. BAKER; JOHN DOE AND; JANE DOE; ANY AND ALL UNKNOWN PARTIES CLAIMING BY, THROUGH, UNDER, AND AGAINST THE HEREIN NAMED INDIVIDUAL DEFENDANT (S) WHO ARE NOT KNOWN TO BE DEAD OR ALIVE, WHETHER SAID UNKNOWN PARTIES MAY CLAIM AN INTEREST AS SPOUSES, HEIRS, DEVISEES, GRANTEES, OR OTHER CLAIMANTS; LAKE HAMMER ESTATES HOMEOWNERS ASSOCIATION, INC.; BENEFICIAL FLORIDA, INC.; are defendants. The office of Lydia Gardner, The Clerk of Court will sell to the highest and best bidder for cash by electronic sale at: www.myorangeclerk.realforeclosure.com, at 11:00 a.m., on the 13th day of December, 2012, the following described property as set forth in said Final Judgment, to wit:
A PORTION OF LOT 12, LAKE HAMMER ESTATES, ACCORDING TO THE PLAT THEREOF, AS RECORDED IN PLAT BOOK 30, PAGE 86, OF THE PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA.
BEING AT THE NORTHEAST CORNER OF SAID LOT 12, SAID PORTION BEING ON THE WESTERLY RIGHT-OF-WAY LINE OF CLEVELAND AVENUE, THENCE SOUTH 40 DEGREES 07'25” EAST ALONG SAID RIGHT-OF-WAY LINE 37.50 FEET; THENCE DEPARTING SAID RIGHT-OF-WAY LINE SOUTH 49 DEGREES 52'35” WEST, 100.00 FEET; THENCE NORTH 40 DEGREES 07'25” WEST, 37.50 FEET TO THE NORTHWEST CORNER OF SAID LOT 12, THENCE NORTH 49 DEGREE 52'35” EAST ALONG THE NORTH LINE OF SAID LOT 12, A DISTANCE OF 100 FEET TO THE POINT OF BEGINNING.
A person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim with 60 days after the sale.
