NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 12th day of October, 2012, and entered in Case No. 48-2008-CA-028830 O, of the Circuit Court of the 9TH Judicial Circuit in and for Orange County, Florida, wherein SUNTRUST MORTGAGE, INC. is the Plaintiff and OCTAVIO TOLEDO, 2772 GRAY FOX LANE, LLC, A DISSOLVED CORPORATION, VISTA FEDERAL CREDIT UNION, WACHOVIA BANK, NATIONAL ASSOCIATION, PILAR T. PICO, UNKNOWN SPOUSE OF DANIEL REYES A/K/A DANIEL A. REYES, DANIEL REYES A/K/A DANIEL A. REYES, UNKNOWN TENANT(S) and UNKNOWN HEIRS, BENEFICIARIES, DEVISEES, ASSIGNEES, LIENORS, CREDITORS. TRUSTEES AND ALL OTHERS WHO MAY CLAIM AN INTEREST IN THE ESTATE OF MIRTHA TOLEDO A/K/A MIRTA TOLEDO, DECEASED IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The foreclosure sale is hereby scheduled to take place on-line on the 10th day of December, 2012 at 11:00 AM at www.myorangeclerk.realforeclose.com. The Orange County Clerk of Court shall sell the property described to the highest bidder for cash after giving notice as required by section 45.031, Florida statutes, as set forth in said Final Judgment, to wit:

That part of Lot 59, FOX HUNT LANES PHASE THREE, as recorded in Plat Book 13, Page 138, Public Records of Orange County, Florida described as follows: Commence at the Northwest corner of said Lot 59, run thence N.88º14'02” E. a distance of 43.65 feet for a point of beginning, continue thence N.88º14'02” E. a distance of 18.34 feet, thence S.02º01'26” E. a distance of 145.59 feet to a point on a curve concave Northwesterly, having a radius of 125.00 feet and to the Northerly right of way line of Gray Fox Lane, run Southwesterly along the arc of said curve and said Northerly line run N20º55'20” W., a distance of 22.34 feet, thence N.02º01'26” W., a distance of 131.00 feet to the Point of Beginning.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens must file a claim within 60 days after the sale.
