NOTICE IS HEREBY GIVEN that pursuant to the “Agreed Uniform Final Judgment of Foreclosure” (the “Final Judgment”), entered in the above-styled action in the Sixth Judicial Circuit Court, in and for Pinellas County, Florida, the Clerk of Pinellas County will sell the property situated in Pinellas County, Florida, as described in the attached Exhibit “A,” to the highest bidder, for cash, online at www.pinellas.realforeclose.com, on Tuesday, November 27, 2012, at 10:00 a.m.
EXHIBIT “A”
A parcel of land lying within Section 8, Township 30 South, Range 16 East, Pinellas County, Florida and being more particularly described as follows:
Commence at the Southwest boundary corner of Tricor Industrial Subdivision, as recorded in Plat Book 59, Page 66, of the Public Records of Pinellas County, Florida, said point also being the Northwest corner of Lot 12 of the Plat of Pinellas Groves, as recorded in Plat Book 1, Page 55, of the Public Records of Pinellas County, Florida; thence N 89º 45' 07” W, 382.00 feet along the South boundary of Lots 4 and 5 of said Plat of Pinellas Groves, to the Point of Beginning; thence S 00º 01' 19” E, 211.40 feet; thence S 29º 45' 51” E, 30.98 feet; thence S 58º 07' 51” W, 317.25 feet to a point on the Easterly right-of-way of U.S. 19; thence continue along said right-of-way N 29º 45' 51” W, 304.01 feet to a point on the Southwesterly boundary of the property conveyed by Warranty Deed recorded in Official Records Book 10309, Page 2134; thence departing said right-of-way and continuing along the boundary of the property described in said Warranty Deed the following three (3) calls: 1) S 89º 45' 44” E, 73.41 feet; 2) thence N 57º 18' 13” E, 113.33 feet and 3) thence N 00º 22' 37” W, 82.01 feet to the South line of Lot 5 of the said Plat of Pinellas Groves; thence S 89º 45' 07” E, 236.64 feet along the South line of said Lot 5 to the Point of Beginning.
TOGETHER WITH easements for ingress and egress, drainage, utility installation and maintenace, and for stormwater drainage and detention as more particularly described and set forth in that certain Capstone Commerce Center Declaration of Covenants, Restrictions and Easements recorded in Official Records Book 11497, Page 1074, of the Public Records of Pinellas County, Florida.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
