NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 14th day of September, 2012, and entered in Case No. 2009 CA 004454, of the Circuit Court of the 12TH Judicial Circuit in and for Manatee County, Florida, wherein ONEWEST BANK F.S.B. is the Plaintiff and DONNA DUGAN; TROY DUGAN; UNKNOWN TENANT N/K/A FRANCISCA VASQUEZ CAMPOS; and UNKNOWN TENANT (S) IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The Clerk of this Court shall sell to the highest and best bidder for cash electronically at www.manatee.realforeclose.com in accordance with Chapter 45 at, 11:00 AM on the 19th day of October, 2012, the following described property as set forth in said Final Judgment, to wit:

The Northeast 1/4 of the Southeast 1/4 of the Northwest 1/4, LESS road right-of-way North and East, LESS land described in Official Records Book 1153 page 1320, Public Records of Manatee County, Florida, being more particularly described as follows:

Begin at the Northeast corner of Scott Terrace as recorded in Plat Book 23 page 163, Public Records of Manatee County, Florida; run thence South 00Ëš15'12” West, along the East line of said Scott Terrace, a distance of 225.01 feet; thence South 89Ëš43'01” East, along the North line of Lot 22 of aforesaid subdivision, a distance of 100 feet to the West right-of-way line of 9th Street East, as recorded in Official Records Book 1146 pages 3515 and 3516; thence North 00Ëš15'12” East, along said right-of-way line, a distance of 200 feet; thence North 44Ëš43'40” West, a distance of 35.36 feet to the South right-of-way line of 63rd Avenue East, as recorded in Official Records Book 1146 pages 3515 and 356; thence North 89Ëš42'43” West, along said right of way line a distance of 75 feet to the Point of Beginning. Lying and being in Section 24, Township 35 South, Range 17 East, Manatee County Florida. Less the South 100 feet as described in Deed recorded in Official Records Book 2044 page 856, of said records.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
