NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 18th day of September 2012 and entered in Case No. 58-2010-CA-009863 NC, of the Circuit Court of the 12TH Judicial Circuit in and for Sarasota County, Florida, wherein THE BANK OF NEW YORK MELLON FKA THE BANK OF NEW YORK, AS TRUSTEE FOR THE CERTIFICATEHOLDERS CWALT, INC., ALTERNATIVE LOAN TRUST 2006-OA21, MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2006-OA21 is the Plaintiff and JUAN AGOSTO A/K/A JUAN R. AGOSTO, MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INCORPORATED, AS NOMINEE FOR FIRST MAGNUS FINANCIAL CORPORATION, PALMER RANCH MASTER PROPERTY OWNERS ASSOCIATION, INC., STATE OF FLORIDA DEPARTMENT OF REVENUE, TURTLE ROCK COMMUNITY ASSOCIATION, INC., UNKNOWN SPOUSE OF JUAN AGOSTO A/K/A JUAN R. AGOSTO N/K/A JUAN R. AGOSTO and UNKNOWN TENANT(S) IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The Clerk of this Court shall sell to the highest and best bidder for cash electronically at www.sarasota.realforeclose.com at, 9:00 AM on the 23rd day of October 2012 the following described property as set forth in said Final Judgment, to wit:

ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
