NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure filed September 25, 2012, and entered in Case No. 2011-CA-006765-O, of the Circuit Court of the 9th Judicial Circuit in and for ORANGE County, Florida. DEUTSCHE BANK NATIONAL TRUST COMPANY, AS TRUSTEE OF THE INDYMAC INDX MORTGAGE LOAN TRUST 2005-AR31, MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2005-AR31 UNDER THE POOLING AND SERVICING AGREEMENT DATED NOVEMBER 1, 2005 is Plaintiff and MARIA CLAUDIA CALVO; UNKNOWN SPOUSE OF MARIA CLAUDIA CALVO; UNKNOWN PERSON(S) IN POSSESSION OF THE SUBJECT PROPERTY; MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., ACTING SOLELY AS NOMINEE FOR INDYMAC BANK, FSB; VERANDAS AT LAKE HART COMMONS ASSOCIATION, INC.; NORTH SHORE AT LAKE HART HOMEOWNERS ASSOCIATION, INC.; are defendants. The office of Lydia Gardner, The Clerk of Court will sell to the highest and best bidder for cash by electronic sale at: www.myorangeclerk.realforeclosure.com, at 11:00 a.m., on the 6th day of November, 2012, the following described property as set forth in said Final Judgment, to wit:
UNIT 913, BUILDING 9, OF VERANDA III AT LAKE HART, A CONDOMINIUM, ACCORDING TO THE DECLARATION OF CONDOMINIUM THEREOF, AS RECORDED IN OFFICIAL RECORDS BOOK 8245, AT PAGE 3875, OF THE PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA, TOGETHER WITH ALL APPURTENANCES THERETO, INCLUDING AN UNDIVIDED INTEREST IN THE COMMON ELEMENTS OF SAID CONDOMINIUM, AS SET FORTH IN THE DECLARATION.
A person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim with 60 days after the sale.
