NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Mortgage Foreclosure dated October 04, 2012 and entered in Case No. 11-2009-CA-006989 of the Circuit Court of the TWENTIETH Judicial Circuit in and for COLLIER County, Florida wherein WELLS FARGO BANK, NATIONAL ASSOCIATION AS TRUSTEE FOR THE CERTIFICATEHOLDERS OF STRUCTURED ASSET MORTGAGE INVESTMENTS II INC., GREENPOINT MTA TRUST 2006-AR2, MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2006-AR2 is the Plaintiff and EDMUND PADDEN AS TRUSTEE OF THE EDMUND AND LORI PADDEN LIVING TRUST, UNDER TRUST AGREEMENT DATED OCTOBER 5, 2007; LORI PADDEN AS TRUSTEE OF THE EDMUND AND LORI PADDEN LIVING TRUST, UNDER TRUST AGREEMENT DATED OCTOBER 5, 2007; THE UNKNOWN TRUSTEE OF THE EDMUND AND LORI PADDEN LIVING TRUST, UNDER TRUST AGREEMENT DATED OCTOBER 5, 2007; EDMUND D. PADDEN A/K/A EDMUND PADDEN; LORI PADDEN; ANY AND ALL UNKNOWN PARTIES CLAIMING BY, THROUGH, UNDER, AND AGAINST THE HEREIN NAMED INDIVIDUAL DEFENDANT(S) WHO ARE NOT KNOWN TO BE DEAD OR ALIVE, WHETHER SAID UNKNOWN PARTIES MAY CLAIM AN INTEREST AS SPOUSE, HEIRS, DEVISEES, GRANTEES, OR OTHER CLAIMANTS; MORTGAGE ELECTRONIC REGISTRATION SYSTEMS INCORPORATED AS NOMINEE FOR GREEN TREE SERVICING LLC; FAIRWAY PRESERVE AT OLDE CYPRESS CONDOMINIUM ASSOCIATION, INC.; TENANT #1 N/K/A EDUARDO VAZQUEZ are the Defendants, I will sell to the highest and best bidder for cash at ATRIUM 1ST FLOOR, HUGH HAYES ANNEX, COLLIER COUNTY COURTHOUSE, 3315 TAMIAMI TRAIL EAST, NAPLES, FLORIDA, 34112, IN COLLIER COUNTY at 11:00AM, on the 31 day of October, 2012, the following described property as set forth in said Final Judgment:
UNIT 221, FAIRWAY PRESERVE AT OLDE CYPRESS, A CONDOMINIUM, ACCORDING TO THAT CERTAIN DECLARATION OF CONDOMINIUM THEREOF AS RECORDED IN OFFICIAL RECORDS BOOK 3866, PAGES 4006 THROUGH 4127, INCLUSIVE, AS AMENDED, OF THE PUBLIC RECORDS OF COLLIER COUNTY, FLORIDA; TOGETHER WITH AN UNDIVIDED INTEREST IN THE COMMON ELEMENTS APPURTENANT THERETO AS SET FORTH IN SAID DECLARATION

Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within sixty (60) days after the sale.
