NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 5th day of October, 2012, and entered in Case No. 48-2009-CA-024339 O, of the Circuit Court of the 9TH Judicial Circuit in and for Orange County, Florida, wherein BAC HOME LOANS SERVICING, L.P. F/K/A COUNTRYWIDE HOME LOANS SERVICING, L.P. is the Plaintiff and BEATRIZ XIQUES, AUDUBON VILLAS AT HUNTER'S CREEK CONDOMINIUM ASSOCIATION, INC., HUNTER'S CREEK COMMUNITY ASSOCIATION, INC, MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., ACTING SOLELY AS A NOMINEE FOR EQUITY FINANCIAL GROUP, INC., RICHARD SCUDIERI, UNKNOWN SPOUSE OF BEATRIZ XIQUES, UNKNOWN SPOUSE OF RICHARD SCUDIERI and UNKNOWN TENANT(S) IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The foreclosure sale is hereby scheduled to take place on-line on the 9th day of November, 2012 at 11:00 AM at www.myorangeclerk.realforeclose.com. The Orange County Clerk of Court shall sell the property described to the highest bidder for cash after giving notice as required by section 45.031, Florida statutes, as set forth in said Final Judgment, to wit:
UNIT 713, BUILDING 7 , OF AUDUBON VILLAS AT HUNTER'S CREEK CONDOMINIUM, ACCORDING TO THE DECLARATION OF CONDOMINIUM THEREOF, AS RECORDED IN OFFICIAL RECORDS BOOK 8359, PAGE 4679 OF THE PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA, TOGETHER WITH AN UNDIVIDED INTEREST IN THE COMMON ELEMENTS APPURTENANT THERETO.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens must file a claim within 60 days after the sale.
