NOTICE IS HEREBY GIVEN pursuant to a Final Summary Judgment of Foreclosure dated October 17, 2012, entered in Civil Case No.: 2012CA0052 of the Circuit Court of the Twelfth Judicial Circuit in and for Manatee County, Florida, wherein FEDERAL NATIONAL MORTGAGE ASSOCIATION, Plaintiff, and JOHN S. MARTIN, UNKNOWN TENANT IN POSSESSION #1 N/K/A DAWN BOWEN, are Defendants.
R.B. “CHIPS” SHORE, The Clerk of the Circuit Court, will sell to the highest bidder for cash, www.manatee.realforeclose.com, at 11:00 AM, on the 15th day of November, 2012, the following described real property as set forth in said Final Summary Judgment, to wit:

BEGIN AT THE NE CORNER OF LOT 32, UNIT TWO, CLEARVIEW MANOR, ACCORDING TO THE PLAT THEREOF, RECORDED IN PLAT BOOK 12, PAGE 28, OF THE PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA; THENCE GO S. 16 DEG. 57' 17'' E, A DISTANCE OF 167.09 FEET ALONG EAST LINE OF SAID LOT 32; THENCE GO S. 89 DEG. 25' 06” E, A DISTANCE OF 140 FEET; THENCE GO N. 0 DEG. 34' 54” E, A DISTANCE OF 100 FEET; THENCE GO N. 54 DEG. 35' W, A DISTANCE OF 178.97 FEET ALONG S. LINE OF LOT 30, REPLAT OF UNIT ONE OF CLEARVIEW MANOR, AS PER PLAT THEREOF OF RECORD IN PLAT BOOK 10, PAGE 97, PUBLIC RECORDS, MANATEE COUNTY, FLORIDA, TO SW CORNER OF SAID LOT 30; THENCE SOUTHWESTERLY A DISTANCE OF 60.24 FEET ALONG ARC OF CURVE WITH A 125 FOOT RADIUS; (BEING RIGHT-OF-WAY LINE OF 30TH STREET WEST) TO POINT OF BEGINNING.
If you are a person claiming a right to funds remaining after the sale, you must file a claim with the clerk no later than 60 days after the sale. If you fail to file a claim you will not be entitled to any remaining funds. After 60 days, only the owner of record as of the date of the lis pendens may claim the surplus.
