NOTICE IS HEREBY GIVEN pursuant to an Order or Final Judgment of Foreclosure dated October 3, 2012, and entered in Case No. 51-2012-CA-001732WS of the Circuit Court of the 6TH Judicial Circuit in and for PASCO County, Florida, wherein THE BANK OF NEW YORK MELLON FKA THE BANK OF NEW YORK, AS TRUSTEE FOR THE BENEFIT OF THE CERTIFICATEHOLDERS OF THE CWABS INC., ASSET-BACKED CERTIFICATES, SERIES 2007-BC3 is the Plaintiff and , MICHAEL W. SCHRIVER; and REBECCA J. SHRIVER; and SAND PEBBLE POINTE III CONDOMINIUM ASSOCIATION INC; and STAR INSURANCE COMPANY are the Defendants, the clerk shall sell to the highest and best bidder for cash www.pasco.realforeclose.com, the Clerk's website for on-line auctions, at 11:00 a.m. on the 19 day of November, 2012, the following described property as set forth in said Order of Final Judgment, to wit:
THAT CERTAIN CONDOMINIUM PARCEL COMPOSED OF APARTMENT NO. 1231, TOGETHER WITH THE UNDIVIDED INTEREST OR SHARE IN THE COMMON ELEMENTS APPURTENANT THERETO, IN ACCORDANCE WITH AND SUBJECT TO ALL COVENANTS, CONDITIONS, RESTRICTIONS, EASEMENTS, TERMS AND OTHER PROVISIONS OF THE DECLARATION OF CONDOMINIUM OF SAND PEBBLE POINTE III, A CONDOMINIUM, AS RECORDED IN OFFICIAL RECORDS BOOK 1409, PAGES 207 THROUGH 249, AND AMENDMENT ADDING BUILDING 11 THERETO, RECORDED IN OFFICIAL RECORDS BOOK 1 469, PAGES 861 THROUGH 867; AND AS PER PLAT THEREOF FILED IN CONDOMINIUM PLAT BOOK 1 , PAGE 93, AND AMENDED PLAT RECORDED IN CONDOMINIUM PLAT BOOK 2, PAGE 86; AND AMENDMENT ADDING BUILDING 12 THERETO RECORDED IN OFFICIAL RECORDS BOOK 1559, PAGES 1519 THROUGH 1523; AND AS PER PLAT THEREOF FILED IN CONDOMINIUM PLAT BOOK 1, PAGE 93; ALL OF THE PUBLIC RECORDS OF PASCO COUNTY, FLORIDA
IF YOU ARE A PERSON CLAIMING A RIGHT TO FUNDS REMAINING AFTER THE SALE, YOU MUST FILE A CLAIM WITH THE CLERK OF COURT NO LATER THAN 60 DAYS AFTER THE SALE. IF YOU FAIL TO FILE A CLAIM, YOU WILL NOT BE ENTITLED TO ANY REMAINING FUNDS. AFTER 60 DAYS, ONLY THE OWNER OF RECORD AS OF THE DATE OF THE LIS PENDENS MAY CLAIM THE SURPLUS.
