NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure filed October 10, 2012, and entered in Case No. 51-2009-CA-011741-XXXX-WS, of the Circuit Court of the 6th Judicial Circuit in and for PASCO County, Florida. DEUTSCHE BANK NATIONAL TRUST COMPANY, AS TRUSTEE IN TRUST FOR THE BENEFIT OF THE CERTIFICATEHOLDERS FOR AMERIQUEST MORTGAGE SECURITIES TRUST 2004-R7, ASSET-BACKED PASS-THROUGH CERTIFICATES, SERIES 2004-R7 is Plaintiff and KENNETH BELL A/K/A KEN BELL; COLLEEN BELL; UNKNOWN PERSON(S) IN POSSESSION OF THE SUBJECT PROPERTY; PASCO COUNTY, FLORIDA; are defendants. LOT 318 OF THE UNRECORDED PLAT OF PALM TERRACE ESTATES UNIT 8, BEING A PORTION OF TRACT 17 OF PORT RICHEY LAND COMPANY SUBDIVISION OF SECTION 15, TOWNSHIP 25 SOUTH, RANGE 16 EAST, AS SHOWN ON PLAT RECORDED IN PLAT BOOK 1, PAGE 61, OF THE PUBLIC RECORDS OF PASCO COUNTY, FLORIDA, BEING FURTHER DESCRIBED AS FOLLOWS: COMMENCE AT THE SOUTHEAST CORNER OF LOT 241 OF PALM TERRACE ESTATES, UNIT 7, AS SHOWN ON PLAT RECORDED IN PLAT BOOK 10, PAGE 41, OF THE PUBLIC RECORDS OF PASCO COUNTY, FLORIDA; THENCE RUN ALONG THE EASTERLY EXTENSION OF THE SOUTH LINE OF SAID LOT 241, SOUTH 89 DEGREES 40 MINUTES 57 SECONDS EAST, A DISTANCE OF 420 FEET FOR A POINT OF BEGINNING; THENCE NORTH 00 DEGREES 14 MINUTES 26 SECONDS EAST, A DISTANCE OF 85.37 FEET; THENCE SOUTH 89 DEGREES 30 MINUTES 03 SECONDS EAST, A DISTANEC OF 60 FEET; THENCE SOUTH 00 DEGREES 14 MINUTES 23 SECONDS WEST, A DISTANCE OF 85.18 FEET; THENCE NORTH 89 DEGREES 40 MINUTES 57 SECONDS WEST, A DISTANCE OF 60 FEET TO THE POINT OF BEGINNING; THE SOUTH 8 FEET THEREOF BEING SUBJECT TO AN EASEMENT FOR DRAINAGE AND/OR UTILITES.
A person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim with 60 days after the sale.
