Notice is hereby given pursuant to a Uniform Final Judgment of Mortgage Foreclosure, and entered into Civil Court Action 12-CA-004158-WS in the Circuit Court of the Sixth Judicial Circuit in and for Pasco County, Florida in which Charles R. Mitchell and Margaret J. Mitchell is the Plaintiff and Fernando Reinoso is a Defendant, the Clerk of the Court will sell to the highest and best bidder for cash a sale at Public Auction to be held online at www.pasco.realforeclose.com beginning at 11:00 A.M. on October 15, 2012, the following described property as set forth in the judgment which is:

Tract 135 of the unrecorded plat of Garden Terrace Subdivision, Section two, being further described: A portion of Tract 64 of the Port Richey Land Company's Subdivision of Section 34, Township 24 South, Range 16 East, as shown on plat recorded in Plat Book 1, Pages 60 and 61 of the Public Records of Pasco County, Florida, being further described as follows: Commence at the Southwest corner of said Section 34; thence run along the South line of said Section: South 89 degrees 05 minutes 06 seconds East, 930.99 feet; thence North 1 degree 06 minutes 21 seconds East 348 feet for a Point of Beginning; thence continue North 1 degree 06 minutes 21 seconds East, 45 feet; thence South 89 Degrees 05 minutes 06 seconds East, 97 feet; thence South 1 degree 06 minutes 21 seconds West 45 feet; thence North 89 degrees 05 minutes 06 seconds West, 97 feet to the Point of Beginning; the West 25 feet thereof being subject to an easement for the public road right of way and the East 6 feet thereof being subject to an easement for drainage and or utilities.

Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
