NOTICE IS HEREBY GIVEN pursuant to Summary Final Judgment of foreclosure dated February 29, 2012, and entered in Case No. 2010 CA 000483 of the Circuit Court of the 12th Judicial Circuit in and for Manatee County, Florida, wherein WELLS FARGO BANK, N.A., is Plaintiff and ZOILA GOMEZ, JOHN TENANT n/k/a BENITO CHAVEZ and JANE TENANT n/k/a MARTIN CHAVEZ are Defendants, the Clerk of Court will sell to the highest and best bidder for cash at www.manatee.realforeclose.com, at 11:00 o'clock A.M. on the October 17, 2012, the following described property as set forth in said Summary Final Judgment, to wit:

ALL THAT CERTAIN REAL PROPERTY SITUATED IN THE COUNTY OF MANATEE STATE OF FLORIDA, DESCRIBED AS FOLLOWS:

Commence at a point 896.7 feet West and 765 South of the NE corner of the SW 1/4 of the NW 1/4 of Section 10, Township 35 South, Range 17 East; said point being the NW corner of Lot 51, McCOLLUMS LAKE SUBDIVISION, as per Plat thereof recorded in Plat Book 7, Pages 49 and 50, of the Public Records of Manatee County, Florida; thence South along the West line of said Lot 51, a distance of 102 feet to the Point of Beginning; thence continue South 73 feet, thence S 89Ëš 43' 20” East, 150 feet; thence North 73 feet; thence N 89Ëš 43' 20” West 150 feet to the Point of Beginning.

and all fixtures and personal property located therein or thereon, which are included as security in Plaintiff's mortgage.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
