NOTICE IS HEREBY GIVEN pursuant to an a Final Judgment of Foreclosure filed July 9, 2012 and entered in Case No. 41 2010 CA 007117 Div. D of the Circuit Court of the 12th Judicial Circuit, in and for MANATEE County, Florida, wherein WELLS FARGO BANK, N.A., ALSO KNOWN AS WACHOVIA MORTGAGE, A DIVISION OF WELLS FARGO BANK, N.A., FORMERLY KNOWN AS WACHOVIA MORTGAGE, FSB, FORMERLY KNOWN AS WORLD SAVINGS BANK, FSB is the Plaintiff and SCOTT K. VAN DER KOOY, KARLEE J. VAN DER KOOY, SUNCOAST SCHOOLS FEDERAL CREDIT UNION, CREEKWOOD MASTER ASSOCIATION, INC., UNKNOWN TENANT #1 n/k/a DON DEMONIA, UNKNOWN TENANT #2 N/K/A CAROL WILSON are the Defendant(s), the Clerk of the Court will sell to the highest bidder for cash on NOVEMBER 13, 2012, beginning at 11:00 A.M., at www.manatee.realforeclose.com , the following described property as set forth in said Summary Final Judgment lying and being situate in MANATEE County, Florida, to wit:
Lot 58, CREEKWOOD PHASE ONE, SUBPHASE 1, UNIT B-3, according to the Plat thereof, recorded in Plat Book 28, Pages 56 through 61, of the Public Records of Manatee County, Florida.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE. THE CLERK SHALL RECEIVE A SERVICE CHARGE OF UP TO $70 FOR SERVICES IN MAKING, RECORDING, AND CERTYFING THE SALE AND TITLE THAT SHALL BE ASSESSED AS COSTS. THE COURT, IN ITS DISCRETION, MAY ENLARGE THE TIME OF THE SALE. NOTICE OF THE CHANGED TIME OF SALE SHALL BE PUBLISHED AS PROVIDED HEREIN.
