NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated FEBRUARY 28, 2013, and entered in Case No. 12-CA-017752-N of the Circuit Court of the Thirteenth Judicial Circuit in and for Hillsborough County, Florida, wherein WELLS FARGO BANK, N.A., AS TRUSTEE FOR ABFC 2004-OPT5 TRUST, ABFC ASSET-BACKED CERTIFICATES, SERIES 2004-OPT5, is the Plaintiff and HUNG NGUYEN; UNKNOWN SPOUSE OF HUNG NGUYEN N/K/A MRS. NGUYEN; LAKE ST. CHARLES MASTER ASSOCIATION, INC.; WELLS FARGO BANK, N.A., AS SUCCESSOR BY MERGER TO WACHOVIA BANK, N.A.; HILLSBOROUGH COUNTY, FLORIDA; STATE OF FLORIDA DEPARTMENT OF REVENUE; JACK BELLINS; FRAYDA BELLINS; UNKNOWN TENANT #1 N/K/A EDWARD MOORE; UNKNOWN TENANT #2 N/K/A ROB FOX are the Defendant(s). Pat Frank as the Clerk of the Circuit Court will sell to the highest and best bidder for cash, www.hillsborough.realforeclose.com, at 10:00 AM on APRIL 18, 2013, the following described property as set forth in said Final Judgment, to wit:

CHARLES UNIT 11, ACCORDING TO THE PLAT THEREOF, AS RECORDED IN PLAT BOOK 91, PAGE 82, OF THE PUBLIC RECORDS OF HILLSBOROUGH COUNTY, FLORIDA, LESS THE BEGINNING AT THE SOUTHEAST CORNER OF SAID LOT 39, RUN THENCE ALONG THE SOUTHERLY BOUNDARY OF SAID LOT 39, NORTH 82 DEGREES 11 MINUTES 16 SECONDS WEST, 12.45 FEET, THENCE NORTH 04 DEGREES 26 MINUTES 15 SECONDS EAST, 48.80 FEET TO A POINT ON THE NORTHERLY BOUNDARY OF SAID LOT 39; THENCE ALONG SAID NORTHERLY BOUNDARY, SOUTH 77 DEGREES 11 MINUTES 16 SECONDS EAST, 19.17 FEET TO THE NORTHEAST CORNER OF SAID LOT 39, THENCE ALONG THE EASTERLY BOUNDARY OF SAID LOT 39 OF THE FOLLOWING TWO (2) COURSES: 1) SOUTH 19 DEGREES 28 MINUTES 37 SECONDS WEST, 33.49 FEET 2) SOUTH 04 DEGREES 03 MINUTES 31 SECONDS EAST, 14.56 FEET TO THE POINT OF BEGINNING.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
