Notice is given that pursuant to Uniform Final Judgment of Foreclosure dated March 13, 2013 and entered in Case No.: 2012-CC-030491, of the County Court of the Thirteenth Judicial Circuit in and for Hillsborough County, Florida, in which, TOWNHOMES OF KENSINGTON HOMEOWNERS ASSOCIATION, INC., is the Plaintiff and THE BANK OF NEW YORK AS TRUSTEE FOR THE CERTIFICATE HOLDERS CWABS, INC. ASSET BACKED CERTIFICATES, SERIES 2006-23 and UNKNOWN TENANT(S) are the Defendants. Pat Frank as the Clerk of the Circuit Court will sell to the highest and best bidder for cash at http://www.hillsborough.realforeclose.com, Tampa, FL 33602, at 10:00A.M. on May 3, 2013, the following described property as set forth in said Uniform Final Judgment, to wit:
Lot 7 in Block 14 of THE TOWNHOMES AT KENSINGTON PHASE B according to map or plat thereof as recorded in Plat Book 82, Page 1 of the Public Records of Hillsborough County, Florida.

Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
THIS NOTICE SHALL BE PUBLISHED IN THE BUSINESS OBSERVER ONCE A WEEK FOR TWO CONSECUTIVE WEEKS, THE SECOND PUBLICATION BEING AT LEAST FIVE DAYS BEFORE THE SALE.
