NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 18th day of March, 2013, and entered in Case No. 2010-CA-003378-O, of the Circuit Court of the 9TH Judicial Circuit in and for Orange County, Florida, wherein WELLS FARGO BANK, NA is the Plaintiff and HECTOR MERCEDES A/K/A HECTOR B. MERCEDES, BENEFICIAL FLORIDA, INC., WACHOVIA BANK, NA and UNKNOWN TENANT(S) N/K/A MARCHELLA VERA IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The foreclosure sale is hereby scheduled to take place on-line on the 26th day of April, 2013 at 11:00 AM at www.myorangeclerk.realforeclose.com. The Orange County Clerk of Court shall sell the property described to the highest bidder for cash after giving notice as required by section 45.031, Florida statutes, as set forth in said Final Judgment, to wit:

Begin at the Southeast corner of said Lot 21A; thence North 0º 0&0”, along the East line of said Lot 11A, a distance of 1.00 feet; thence departing said East line of said Lot 11A, a distance of 1.00 foot; thence departing said East line, run West 0º 0&0” 64.18 feet; thence South 72º 34'03” West, 33.25 feet to a point on the Northeasterly right-of-say line of Patel Drive, said point being on a curve, concave Southwesterly, having a radius of 112.06 feet and a central angle of 05º 09'49”; thence non-tangent to the last described course and on chord bearing of South 36º 10'37” East, run 10.10 feet along the arc of said curve to the most Southerly corner of Lot 11A; thence departing said right-of-way line and along the Southerly line of Lot 11A, run the following Two (2) courses and distances; North 56º 24'07 East, 30.91 feet; East 0º 0&0”, 64.18 feet to the point of beginning.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens must file a claim within 60 days after the sale.
