NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure filed on April 5, 2013 in Civil Case No. 2012-CA-011837-O of the Circuit Court of the NINTH Judicial Circuit in and for Orange County, Florida, the Clerk of Court will sell to the highest and best bidder for cash www.myorangeclerk.realforeclose.com in accordance with Chapter 45, Florida Statutes on the 9th day of May, 2013 at 11:00 AM on the following described property as set forth in said Summary Final Judgment, to-wit:
that part of the Southeast 1/4 of Section 16, Township 20 South, Range 27 East, Orange County, Florida, more particularly described as follows:
Beginning at the Northwest corner of the Northwest 1/4 of the Northeast 1/4 of the Southeast 1/4 of said Section 16, run South 08º39'45” East 259.10 feet to a point on the Shore of Lake Poe; thence run South 24º36'38” East 181.67 feet to a point on the North line of Sadler Road, said point being on a curve concave Northerly and having a radius of 491.67 feet; thence run Westerly along the arc of said curve 212.76 feet to the point of tangency; thence run North 89º48'56” West 14.0 feet to the point of curvature of curve concave Northerly and having a radius of 491.67 feet; thence run Westerly along the arc of said curve 80.88 feet; thencee run North 90º36'31” East 156.03 feet to a point on the Shoreline of Lake Poe; thence run North 27º48'51” East 345.05 feet to the Point of Begining
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens, must file a claim within 60 days after the sale.
