NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure dated April 8, 2013, entered in Case No. 08-CA-25749 # 35 of the Circuit Court of the Ninth Judicial Circuit, in and for Orange County, Florida, wherein the Bank of New York Mellon fka The Bank of New York, as Trustee for the Certificateholders of CWALT, Inc., Alternative Loan Trust 2007-OA8, Mortgage Pass-Through Certificates, Series 2007-OA8 is the Plaintiff and Phadera Stephenson; Unknown Spouse of Phadera Stephenson; The Crest at Waterford Lakes Condominium Association, Inc.; Waterford Lakes Community Association, Inc.; Unknown Tenant #1; Unknown Tenant #2 are the Defendants, that the Clerk of Courts will sell to the highest and best bidder for cash by electronic sale at www.myorangeclerk.realforeclose.com, beginning at 11:00 on the 14th day of May, 2013, the following described property as set forth in said Final Judgment, to wit:
UNIT 737, BUILDING 7, THE CREST AT WATERFORD LAKES, A CONDOMINIUM, ACCORDING TO THE DECLARATION OF CONDOMINIUM THEREOF RECORDED IN OFFICIAL RECORDS BOOK 8170, PAGE 1746, AND ANY AMENDMENTS THERETO, OF THE PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA; TOGETHER WITH AN UNDIVIDED INTEREST IN THE COMMON ELEMENTS APPURTENANT THERETO.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
