NOTICE IS HEREBY GIVEN Pursuant to a Final Judgment of Foreclosure dated April 15, 2013, and entered in Case No. . 08-07083-CA of the Circuit Court of the Twentieth Judicial Circuit in and for Collier County, Florida in which The Bank of New York Mellon, as Trustee for Structured Asset Mortgage Investments II Trust 2006-AR5, Mortgage Pass-Through Certificates, Series 2006-AR5, is the Plaintiff and Teresita Martinez, Humberto L. Jaen, Jane Doe n/k/a Cheryl Kepsel, John Doe n/k/a John Kepsel, are defendants, I will sell to the highest and best bidder for cash in/on 3315 Tamiami Trail East, Naples, FL 34112, Collier County in the Lobby of the Collier County Courthouse Annex, 3rd floor , Collier County, Florida at 11:00AM on the 15 day of May, 2013, the following described property as set forth in said Final Judgment of Foreclosure:
THE WEST 150 FEET OF THE EAST 165 FEET OF TRACT 81, GOLDEN GATE ESTATES UNIT 1, ACCORDING TO THE PLAT THEREOF, AS RECORDED IN PLAT BOOK 4, PAGE 73, OF THE PUBLIC RECORDS OF COLLIER COUNTY, FLORIDA.

Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens must file a claim within 60 days after the sale.
